Flat Conversions

If you have the space your home may have the potential to be split into self contained units (flats), any building lager than 120 Sqm may be suitable for conversion to flats. A well designed conversion will allow you to make the most of the space and maximise the flats values.

Properties which are suitable for sub-division to flats include:

Large detached or semi-detached properties which are no longer suitable for single family occupation (this may include large terraced housing).

Other large non-residential properties suitable for conversion subject to compliance with other policies in the Local Plan.

Any property that is in existing use as bedsits or an HMO which would benefit from upgrading to self-contained flats.

Any shops with vacant space above.

A house to flat conversion can be a lucrative process, but it's of vast importance that the job's done well and there are a huge number of issues that need to be addressed.

These include (but are not limited to):

Insulation, Means of escape and fire protection, Fire alarms and emergency lighting, Sound Proofing details and eventual testing,
Structural calculations and SAP calculations
